EASTBOURNE

A single storey addition with internal alterations.

The initial design meeting expanded the clients brief to include thermally upgrading and modernising the rear of this 5-bedroomed semi-detached three storey dwelling in Willingdon. Party Wall agreements would be required.

The bay window and walls are taken away to provide an open plan interactive family space. Simple circulation routes define kitchen, dining and snug areas. A utility/boot room and w.c. are housed in the old kitchen. Sliding triple glazed doors ensures safe level access into the garden. At first floor the family bathroom becomes an en-suite to the master bedroom.

Highly insulated walls are timber clad in contrast to the painted brickwork and rough rendered house. A high performance ‘green’ living flat roof expands the site’s biodiversity while providing a sustainable rainwater drainage solution. A large rooflight floods the new space with natural light.

A Householders Application achieved Planning Consent and building works commenced under a Building Notice submitted by the builder/client. A Party Wall Agreement was put in place and a CDM Checklist was issued to the builder.
